Better label, more rent points

Solar panels count toward the energy label. In the Dutch regulated rental segments, rent points cap the maximum rent, and a better label earns extra points. Since the Affordable Rent Act, labels E, F and G actually cost points.

Value and lettability

A home with lower energy costs is easier to let and in better shape when you sell. Your tenants benefit every month; you see it back across the portfolio.

Questions from real estate investors

In the Dutch social and mid-market rental segments, the points system (WWS) caps the rent, and the energy label counts toward those points. Since the Affordable Rent Act, good labels earn extra points while labels E, F and G actually cost points. In the free sector there is no rent cap, but a better label still supports value and lettability. Solar panels count in the label calculation; we work out per property what is achievable.

That is the announced requirement: rental homes with label E, F or G must reach at least label D by 1 January 2029. There will be no rental ban, but municipalities can enforce the rule. Solar panels push the label forward, though homes with those labels usually need insulation too. We are upfront about what solar panels do and do not fix for your label.

There is no minimum. We work for investors with a few properties and for full portfolios, with the same fixed process: inventory, a business case per property or cluster, installation and aftercare.

No. We inform residents personally, answer their questions and schedule the installation in consultation. You keep one point of contact and do not need to set up your own project organisation.

Net metering in the Netherlands ends on 1 January 2027. After that, the power tenants use directly is what counts. We factor that into the very first calculation, per property. And if a roof or situation does not pay off, we say so and leave it out of the scope.
